ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Prepare detailed annual operating budgets consistent with university assumptions.
Collection of rent in a professional, timely manner that ensures a healthy balance sheet.
Pro-active, consistent efforts to collect rent and determine any uncollectible balances.
Works effectively as a team member, embracing and fostering LU’s mission.
Prepare monthly expense variance reports for any expense variance for all stakeholders.
Oversees the physical and fiscal performance of the property to meet University’s objectives.
The position is “exempt” and may require some evenings and weekend work due to specific property maintenance issues.
Manage tenant lease obligations including lease abstracts, rent roll, insurance, co-tenancy, etc.
Demonstrates solid time management and organization skills with the ability to prioritize day-to-day tasks in a fast-paced environment.
Monitors performance and progress so that projects are completed in a timely manner.
Develop cooperative relationships with vendors to obtain best pricing and quality service.
Oversee capital expenditures, including selection and oversight of all third-party vendors.
Works collaboratively with other departments to execute the University’s strategic plan.
Market property through advertising, property showings, and follow-up with prospective tenants.
Manage work orders with the maintenance team.
Conduct property inspections (move-in & move-out inspections)
QUALIFICATIONS AND CREDENTIALS
Education and Experience – Minimum qualifications:
Bachelor’s degree in Business Administration, Finance, Accounting, or related field;
2+ years of property management experience
Ability to articulate and defend the unique Christian educational mission and vision of Liberty University and its subsidiaries to a wide variety of individuals and groups.
Individual must not be in default on any federal student or parent loan.
Individual must not be convicted of, or pled nolo contendere or guilty to, a crime involving the acquisition, use, or expenditure of federal, state, or local government funds, -or- be administratively or judicially determined to have committed fraud or any other material violation of law involving federal, state, or local government funds (CFR 668.

Experience in project management, tenant relations, and mitigating risk on property level.
Knowledge of leasing, contracts, and industry-related terminology.
Intermediate level proficiency with current Microsoft Office software (specifically Excel), email, and internet research functionality.

Work Environment
The working environment in which one will typically perform the essential functions of this position is a climate-controlled office setting.
It is well-lighted, and the noise level is moderate.
Driving Requirements
Occasional use of one’s personal vehicle (or LU vehicles) is required for travel in the performance of the essential functions of this position.
Proof of a valid driver’s license, an acceptable DMV record, and liability insurance is required.
